Godrej Properties, the real estate development arm of the Godrej group, has la¬unched its residential project, Godrej E-City, at Electronic City, phase-1, in Bengaluru. The company has taken up the count of its residential projects to five in the city.
“Bengaluru is an im¬portant market for us and the project is coming up through a partnership model, developed by Universal Builders and with Godrej Properties as a development ma¬nager,” Pirojsha Godrej, managing director and CEO at Godrej Pr¬operties stated.
the project is divided in three phases and is spread across 15 acres of land. The first phase will consist of eight, five-storey buildings with about 280 homes across 3.6 lakh sq ft. “We are constructing two, 2.5 and three-BHK apartments, ranging from 964 sq ft to 1,625 sq ft, with a starting price of about Rs 37 lakh,” Godrej said.
“The entire project will comprise of 800 apartments across one million sq ft of real estate,” he added.
The first phase is set to be completed in about three years.
Godrej sees the strategic location and reasonable pricing key to attract demand from IT and ITeS pro¬fessionals working in companies located in the area. “Bengaluru is one of the fastest growing real estate markets in India and we see a huge demand for such properties,” he said.
Godrej E-City boasts of various amenities such as a modern clubhouse, a well-equipped gymnasium, swimming pools, a health club, a conference hall, and a convenience store. It also claims to provide sports facilities such as an indoor squash court, a badminton court, a children play area and a jogging track besides indoor game facilities like table tennis and snooker.
Features like electric car charging facility, rainwater harvesting, solar heating, usage of hydrogel for water conservation, low VOC paints and water-efficient fixtures will be incorporated in the project design. Also, 70 per cent of the project will be covered in landscaped gardens and open spaces, according to Godrej.
“The project will use eco-friendly material and integrate environment-sensitive passive architectural sol¬utions to minimize the carbon em¬ission associated with the deve¬lopment,” he said.
